Costa Mesa

new home construction southern california

Costa Mesa sits in the heart of Orange County, just a few miles inland from Newport Beach and the Pacific Coast. Its central location makes it easy to reach both the shoreline and major freeways, which is a big draw for those who want coastal living without being directly on the sand. The city has a lively, creative vibe, thanks in part to its arts scene and thriving local businesses.

Homebuyers will find a wide mix of real estate here. There are established neighborhoods with charming mid-century single-family homes, modern condos and townhomes near shopping and entertainment, and larger custom properties tucked into tree-lined streets. Costa Mesa appeals to first-time buyers as well as those looking to trade up to more space or a unique architectural style.

Beyond housing, Costa Mesa offers plenty to enjoy outdoors. Residents are close to Fairview Park with its trails and open space, the nearby Back Bay for hiking and kayaking, and of course world-class shopping and dining at South Coast Plaza. It’s a community that blends everyday convenience with an active, stylish lifestyle.

Costa Mesa | Recreation & Shopping

Costa Mesa is where surf culture meets city energy, and the recreation options reflect that laid-back but lively combo. Fairview Park is a local gem with wide open spaces, trails, and scenic bluffs overlooking the Santa Ana River—great for a morning jog or a sunset walk. Want to hit the water? The beach is just minutes away, with easy access to surf breaks at Newport or Huntington.

The city’s also home to TeWinkle Park, with its duck pond, picnic spots, and sports fields. There’s even a skate park and tennis center for those looking to stay active with a little style. And if you’re more into wheels than waves, the Santa Ana River Trail gives cyclists and runners miles of uninterrupted path.

Costa Mesa is also a cultural and culinary playground. South Coast Plaza and The LAB/The CAMP offer not just shopping but great places to meet, eat, and hang out. Whether you’re riding your beach cruiser or scouting out your next favorite café, Costa Mesa keeps things fun, fresh, and full of movement.

Costa Mesa | Brief History

Costa Mesa, California: From Airfield to Arts and Suburbia

Originally part of Rancho Santiago de Santa Ana, Costa Mesa began as farmland before World War II brought transformation. The Santa Ana Army Air Base (later the Orange County Fairgrounds) helped kickstart growth, while nearby industry and education—like Orange Coast College—shaped the emerging community.

Incorporated in 1953, Costa Mesa became known for its mix of working-class neighborhoods, cultural assets like South Coast Repertory, and luxury shopping at South Coast Plaza. Its westside warehouses are now home to creative firms, breweries, and lofts—blending grit with coastal trendiness.
